Salter Brothers Tests Small-Format Appetite with Sangoma Listing

One of the Blue Mountains’ most exclusive luxury accommodation properties has been listed for sale as investor demand for premium boutique tourism assets continues to strengthen.

Spicers Sangoma Retreat, an eight-suite luxury lodge at Bowen Mountain, has been brought to market by owner Salter Brothers, with HTL Property appointed to manage an expressions-of-interest campaign.

About 70km north-west of Sydney’s CBD, the retreat on a secluded bushland site overlooking the Nepean River Valley has built a reputation around high-end accommodation, fine dining and wellness experiences.

The property includes Restaurant Amara and Spa Anise. In 2025, the retreat received a Two Key Michelin distinction, recognising it among Australia’s leading luxury accommodation offerings.

While no price guidance has been provided, industry sources expect the trophy asset could command in excess of $20 million given its scarcity, luxury positioning and proximity to Sydney.

Melbourne-based investment manager Salter Brothers acquired Spicers Sangoma Retreat in 2023 through its purchase of the Spicers Retreats portfolio, adding the Blue Mountains property to its luxury hospitality portfolio.

HTL Property managing director APAC Mark Durran said demand for boutique hospitality assets was increasing among domestic and offshore investors.

“Through our discussions with family offices and private investors across Singapore and the wider Asia-Pacific region, we’re seeing continued confidence in premium Australian tourism assets,” Durran said.

HTL Property director Nic Simarro said the retreat’s reputation had been built on quality rather than scale.

“The [property] presents an exceptional opportunity to acquire a luxury asset that has carved out an extraordinary legacy by prioritising uncompromising quality over sheer volume, backed by an established operating platform and a deep connection to the Australian bush.”
